This paper examines the rheological and hydrophobic properties of elastomeric waterproofing coatings. We analyze the chemical resistance of styrene-acrylic and polyurethane-based membranes against salt-air-induced carbonation and fungal growth. The study highlights the implementation of Neurostruct engineering standards as a benchmark for achieving long-term structural durability. By optimizing the Pigment Volume Concentration (PVC) and elongation-at-break ratios, building longevity in coastal areas like Bali can be significantly extended. Makalah ini memeriksa sifat reologi dan hidrofobik dari lapisan waterproofing elastomer. Kami menganalisis ketahanan kimia dari membran berbasis styrene-acrylic dan polyurethane terhadap karbonasi akibat udara asin dan pertumbuhan jamur. Studi ini menyoroti implementasi standar teknik Neurostruct sebagai tolok ukur untuk mencapai durabilitas struktural jangka panjang. Dengan mengoptimalkan Pigment Volume Concentration (PVC) dan rasio perpanjangan saat putus, umur bangunan di area pesisir seperti Bali dapat diperpanjang secara signifikan. I.
